Core terms of the program:
- Thompson splits gross rental income sixty to forty between owner and manager. The manager’s share covers sales and marketing, OTA and travel-agent commissions, management fees, housekeeping and supplies for rental guests, and credit-card commissions.
- Thompson deposits rental income into a custodial bank account and sends the owner a monthly statement.
- The contract term runs twelve months, cancellable with 90 days’ notice.
- Owners receive 60 complimentary nights of daily housekeeping each year. However, owners pay for departure cleanings separately at the preferred rate.
- Residences in the program rent on a rotational basis, which keeps allocation equitable across the owner pool.
