Esperanza Fractional Ownership is an easy way to own within an Auberge Resort in Cabo San Lucas through fixed week, fixed villa ownership.
The Fixed Week Ownership Program is a 1/24th deeded real estate interest in a Villa located within the Auberge Resort at Esperanza. Below is a general outline of the Esperanza Fractional Ownership Program.
How it works
- Ownership guarantees you a specific “Fixed Week” in a specific two or three-bedroom Villa. Then, you have the benefit of using a second “float week” anytime between mid-May to mid-November in the same unit.
- Your Fixed Week is automatically reserved for you every year. Annually, each owner will reserve their Float Week through a reservation process coordinated by the Residence Club Manager in the Spring.
- Your family and friends have full access to the Fixed and Float weeks, which increase your flexibility in usage. Additionally, you may rent your weeks through the Auberge Hotel and earn 60% of the net rental revenue.
- In addition to your Fixed and Float weeks, you may also visit Esperanza on a short-notice basis and stay in any villa, subject to availability. Further, short-notice vacations may be booked up to 60 days in advance for your stay of one to seven days. There is no limit to the amount of time you can spend at Esperanza on a short-notice, space-available basis.
- You may exchange any or all of your reserved vacation weeks with owners of other properties in The Timbers Collection or with owners at Auberge’s Telluride, CO, through Elite Alliance.
- The not-for-profit Esperanza Homeowners Association covers all ongoing costs including taxes, utilities, maintenance, reserve fund, maid service, furniture, fixtures, appliances, fine linens, etc. The annual dues range from US $5,266-$5,383 (Two bedroom) to US $6,437-$6,553 (Three bedroom). Finally, payment of these fees entitle you to two weeks of full hotel service accommodations in your Villa. Short Notice stays are US $260++ per night for a 2-bedroom and US $310++ per night for a 3-bedroom. (Amounts are subject to change without notice.)
